Budreck Truck Lines, Bridgeview, Ill., broke ground on a new 46,500-square-foot freezer/cooler building located at 6053 W. Industrial Drive in Monee, Ill. The site was selected because of its visibility from I-57, proximity to Monee-Manhattan Road and TIF incentives from the Village of Monee.

The building, which is constructed by Principle Construction Corp., Bannockburn, Ill., will consist of 7,000 square feet of corporate offices, 4,000 square feet of truck driver lounge/warehouse support areas, 6,000 square feet of trailer maintenance and repair bays, 6,700 square feet of cooler space, 10,000 square feet of freezer space and 12,800 square feet of refrigerated dock space. Cooler and freezer spaces will boast 24-foot clear height ceilings and a “dry”-type fire sprinkler system capable of accommodating rack storage without the need for “in-rack” sprinklers. The refrigerated dock will have 14 dock positions with fully concealed vertical lift hydraulic levelers.

Budreck’s long-term goal for minimizing operational expenses and maintenance costs drove their decision to incorporate several unique features, including a building envelope with increased R-values and LED light fixtures. The site will accommodate 70 car parking stalls and five acres of concrete pavement with perimeter fencing for secured tractor trailer storage.

“Getting the site ready for construction demanded resolution of several obstacles, including building one quarter of a mile of new road, installing new water mains and sanitary lines to the site, avoiding high-pressure gas pipelines that crisscross the site and integrating existing wetlands into the final site design,” says Mark Augustyn, principal of Principle Construction. “We are on a fast track to complete the project in seven months.”
