Up to 600,000 Square Feet of New Cold Storage Planned in Laredo, Texas

Ground has broken on Township Logistics Park at Talise (TLPT), a brand new 268-acre Class A logistics and cold storage development slated to total up to 3.8 million square feet of warehouse and distribution space in Laredo, Texas. TLPT is an integral part of coveted Talise, a uniquely crafted 13,000-acre master planned commercial and residential community owned by the Walker Family and developed by Stewart Development. The large-scale and prominent TLPT industrial development will be constructed in multiple phases on both a speculative and build-to-suit basis.

Phase I will consist of four warehouse/distribution buildings totaling over 1 million square feet anticipated for delivery in the third quarter of 2025. Up to 600,000 square feet of cold storage space is planned to support the project, which can house single or multi-tenant users. 

“TLPT will provide cutting edge facilities tailored to accommodate the ‘flight-to-quality’ for the warehousing and distribution supply chain as well as the specialized needs of cold storage users. The project’s location provides a prime destination in north Laredo, boasting superior access to TX 255 and U.S. 35, two critical logistical routes providing access in and out of state and that also inter-connect to a network of other key freeways which also connect to Mexico,” said Brett Barnes, vice president of Stewart Development. “Most major logistics firms in the world have a footprint in Laredo.”  

Laredo continues to soar as a premier land port and logistics hub, driven by its strategic location and robust infrastructure. Situated 140 miles north of Monterrey, Mexico’s industrial hub, and connected to Dallas-Fort Worth, it’s a vital trade artery between nations. With annual trade exceeding $320 billion, Port Laredo handles a substantial amount of commercial truck and railcar crossings daily and ranked as the top international trade port in U.S. in 2023 according to U.S. Census data.
