Yukon Real Estate Partners, in partnership with Skyview Companies, announced the successful sale of a fully-renovated 105,000-square-foot cold storage building located at 6660 Broughton Avenue in Columbus, Ohio, to an investment fund managed by Morgan Stanley Real Estate Investing for $22 million. 

Originally constructed as a grocery distribution facility, the property was acquired by Yukon Real Estate Partners and Skyview Companies in May, 2022 for $8.5 million. 

At the time of purchase, the building was leased to a leading regional bakery. The partnership executed extensive renovations while maintaining occupancy for the majority of the project period.

Key improvements included modernizing the refrigeration systems, upgrading the fire suppression and alarm systems, replacing the roof, replacing freezer doors, re-racking the warehouse and renovating the office and locker room areas with the addition of a women’s locker room 

Following these enhancements, the cold storage facility was leased to a leading regional grocery chain, operating more than 400 stores across Pennsylvania, Ohio, West Virginia, Indiana and Maryland.
