The DSI Group completed Jacksonville Cold, a 265,264-square-foot cold storage facility located at 10105 Pritchard Road in Jacksonville, Florida. Built for national cold storage developer Karis Cold, the project marks a major milestone for DSI Group as it continues to expand its presence across Florida and the Southeastern United States.
Delivered through a design-build approach, Jacksonville Cold addresses the critical need for modern temperature-controlled space in one of the country's fastest-growing industrial markets. The facility includes flexible footprints, a fully convertible freezer/cooler system (ranging from -10 degrees Fahrenheit to 55 degrees Fahrenheit), and over 40,000 pallet positions—designed to accommodate a range of food users and third-party logistics providers.
“This is a defining project for our team,” said Adam Schaibley, director of operations at DSI South. “Jacksonville Cold demonstrates our ability to deliver technically demanding cold storage facilities. Compared to ambient warehouse builds, this project required a much higher level of coordination and detail—especially around the thermal envelope, concrete placement and equipment integration. That added effort was critical to delivering the quality and performance our client expected.”
The facility is strategically located with direct access to Norfolk Southern rail, JAXPORT, Jacksonville International Airport, and Interstate 295, making it ideally suited for both regional and national food distribution operations. Designed with future flexibility in mind, the building offers accelerated readiness for cold storage tenants looking to enter or expand within the Jacksonville market.
