Hissho Sushi Names Karis Cold's Charlotte Site as HQ, Distribution Center

Karis Cold this week announced Hissho Sushi, one of the nation’s largest sushi distributors, has selected the firm’s facility at in Rock Hill, South Carolina, as its new corporate headquarters and primary distribution center.
The 277,785-square-foot facility— delivered in 2024—features state-of-the-art cold storage infrastructure, a convertible temperature-controlled environment and shell office space.

The new location will serve as a national distribution hub and franchisee training center for the brand, supporting operations across more than 2,500 retail locations nationwide.
This milestone reinforces the original vision behind Karis Cold’s speculative cold storage development—the first of its kind in the Charlotte region—offering best-in-class infrastructure to meet the growing demand for temperature-controlled logistics and support the evolving needs of the fresh food supply chain.
“Charlotte has been on our radar since 2018, as it continues to cement itself as a top industrial hub in the United States,” said Jake Finley, founder and CEO of Karis Cold. “We saw a strategic investment opportunity to develop the region’s only speculative cold storage facility and add to the economic development of the area. This project was designed to be a catalyst for growth in fresh food distribution, and Hissho Sushi’s relocation is a testament to that mission.”
The announcement marks a significant win for York County, where job creation and industry diversification continue to be economic priorities. With incentives approved by the York County Council and support from the South Carolina Department of Commerce, this relocation brings meaningful investment to the region. The move represents a $5 million investment into York County and will create 146 new jobs with average wages over $39 per hour.
The remaining square footage at Karis Cold’s Rock Hill facility is actively being marketed by OnPace Partners, with strong interest from food logistics and 3PL users seeking modern, ready-for-market cold storage solutions.
