The property features a unique combination of ambient, refrigerated and freezer storage space, including nearly 110,000 square feet of temperature-controlled warehouse space, making it well-positioned for food distribution and cold chain logistics operations. The facility also offers 61 dock-high loading doors, 29-foot clear heights and direct access to major transportation corridors throughout the Northeast.

July 9, 2026

Driscoll Foods, an independent, family-owned foodservice distributor serving the Northeastern United States since 1971, acquired the Mid-Hudson Logistics Center, a 333,386-square-foot industrial distribution facility in West Coxsackie, New York.

JLL represented Winstanley Enterprises in the $43 million sale.

Driscoll Foods plans to utilize the facility to expand its distribution capabilities throughout the Hudson Valley and portions of New England.

Mid-Hudson Logistics Center is a modern tri-cool distribution facility situated on approximately 30 acres within an established industrial park in Greene County.

Located approximately 2.5 miles from Interstate 87 and 18 miles from Interstate 90, the property provides efficient access to major Northeast markets. From its Hudson Valley location, the facility can reach approximately 47 million consumers within a four-hour drive, spanning markets from Boston to Philadelphia.

Winstanley Enterprises acquired the property in August 2024 and subsequently invested significantly in capital improvements to enhance the facility's infrastructure and functionality. The building was previously occupied as a regional distribution center for a major grocery retailer.

“We are very pleased with the outcome of this transaction and proud of the work our team completed to enhance the functionality and marketability of Mid-Hudson Logistics Center,” said Adam Winstanley, principal of Winstanley Enterprises. “The sale reflects the strong demand we continue to see for distribution assets across the Northeast, especially facilities that can support food logistics and other temperature-sensitive supply chains.”
